A developer is planning a 120-room Residence Inn next to CVS near the intersection of North Decatur Road and Winn Way.

Attorney Doug Dillard, who is representing the developer, said there’s special use permit application pending before the DeKalb County Board of Commissioners that will be considered on Feb. 28.

“This is a use permit for height,” Dillard said. “We’re taking it to a five-story height. We’ve gotten approval of staff and the Planning Commission, and we’ve got a letter of support from the hospital, DeKalb Medical. Right now, the only conditions on the zoning is the height be limited to five stories.”

There will be a “cross easement” that will allow guests to exit across the CVS parking lot to get to the traffic light at Winn Way, Dillard said.

The site is currently a one-story office building.

Dillard said the developer has also met with the neighborhood. One of the improvements being sought by the Decatur Heights Neighborhood Association is a sidewalk in front of CVS. Dillard said that’s being considered.

“We’ve been unable to get in touch with CVS,” Dilllard said. “If the right of way is available we will build a sidewalk across the front of our property and across the front CVS up to the light at CVS and North Decatur Road.”

He said the proposed building was also moved closer to North Decatur Road to allow more room for a “transitional buffer” between the Residence Inn and the apartments behind it.

Dillard said if the project is approved, it could take about a year to 18 months to be completed.

A similar Residence Inn project slated for Blackmon Drive and Scott Boulevard was scrapped after residents opposed it.
