The city of Decatur is considering a request to annex property into the city and rezone it to allow for a self-storage facility on Clairmont Road.

The three story facility would be located near the Decatur YMCA. The applicant is Stein Investment Group.

According to the application, Stein Investment Group wants to reduce the amount of parking required from 167 spaces to 13.

“The Applicant is an experienced developer of several self-storage development and is confident the 13 spaces provided on the attached site plan will be sufficient for the customers and employees,” the company said in its application.

Stein is asking the city to annex 1121 and 1123 Clairmont Road into the city limits so the project to move forward.

The developer says its project will be a boon to the city of Decatur.

“The reduction in required parking spaces will have a positive impact on property values and the residents in the city. Because of the nature of the interior accessed, self-storage use, the need for parking is significantly lower than other commercial, retail or residential,” the application says. “Thus, the approval of the special exception will be a positive impact because it will allow for the redevelopment with an attractive building and increase in tax base for the city, without demand on schools or other city infrastructure.”
