Tucker neighborhood discusses Northlake Parkway townhome project

Tucker, GA — The local community and developers held a meeting on Feb. 23 to discuss plans to create 80 town homes on property at 2245 Northlake Parkway in Tucker.

Carl Westmoreland, an Atlanta attorney, Steve Martin, managing principal of SDM Partners real estate investor, and David Frame and Adam Lorry, founding principals of Landeaver, LLC were in attendance to discuss the project.

Landeaver LLC plans to develop the townhomes with easy access to office buildings. The townhomes will be rented at $2,500 to $2,700 per month for three and four-bedroom apartments. Their ideal tenants are “wealthy millennials who could afford to buy, but are choosing to rent.” There are not currently plans for amenities such as a swimming pool.

The rezoning application for the project will be filed on March 8, and will be reviewed by the Tucker City Commission twice, on May 10 and June 14.

“We feel like there is a niche of pent-up demand in this particular location for townhomes for lease. There’s plenty of places where you can buy townhomes, and we feel like this is the optimal scenario for this particular site.” said Adam Lorry.

The existing buildings at 2245 Northlake Parkway previously served as headquarters for the Yellow Pages.

Neighbors questioned how the townhomes would impact traffic and parking, as well as the environmental impact on nearby wildlife. Some were concerned about the nearby office space being turned into more housing, which developers said is not likely.

Resident Andrew Greenberg asked if there are requirements for ADA Accessibility.

“I’m no expert on building codes,” said Westmoreland, “Obviously we’ve got to comply with all the building codes which do address accessibility.”

None of the townhomes are designated to be low-income or Section 8 housing.

A tenant has not yet been acquired for the office space.

If granted permission for rezoning, the project may break ground by the end of 2021, and would be completed within six months to one year.
