Developer to try again for high density on Lawrenceville Highway in Tucker

Tucker, GA — Embry Development Company is eyeing a piece of land on Lawrenceville Highway for a two-part, high-density development. A rezoning of the property came before Tucker City Council in 2017, but only half was approved.

The developer’s plans include 52 townhomes, a dog park and a community garden.

Embry is holding a public meeting about rezoning 9 acres of land from R75 (residential 75) to RSM (small lot residential mix) near Lawrenceville Highway and Cooledge Road. Currently, the property is being occupied by single family homes.

The meeting will take place at 6:30 p.m. on Feb. 3 at Lawrenceville Road United Methodist Church, 3142 Lawrenceville Hwy.

The townhome development would take place in two phases, according to a letter from Embry. Lawrenceville South is the first phase located at 3207, 3217, 3227 and 3259 Lawrenceville Hwy and 3563 Bishop Drive. Lawrenceville North is the second phase located at 3298, 5254, 3304, 3320 Lawrenceville Hwy and 4350 Henderson Drive.

A similar application came before City Council in 2017, when the Ardent Companies applied for a rezoning from R75 to RSM.  Lawrenceville North was approved (RZ-17-004) on March 26, 2018. Lawrenceville South was denied (RZ-17-005) according to documents provided by Tucker. Although RSM is consistent with the Comprehensive Plan, it would not be compatible with surrounding residential neighborhoods at the proposed 6.83 units per acre. Tucker staff recommended limiting density to 6 dwelling units per acre to create a transition from the higher density development and to also lessen the impact to DeKalb County schools.
