Chick-fil-A’s latest move in relocating adds access from Dillard Street

Tucker, GA — Chick-fil-A filed a new Special Land Use Permit (SLUP) with the city of Tucker on adjacent properties, 4435 Hugh Howell Road and 2239 Dillard Street. It’s the latest development in the fast food company’s attempt to relocate the half-mile from 4340 Hugh Howell Road.

The new plan shows cars accessing Chick-fil-A’s drive thru by use of Rosser Terrace and Dillard Street. The Dillard Street access runs between a property zoned R-75 (residential) and C-1 (commercial).

Scott Nelson, owner of Southland Electric at 2239 Dillard Street, signed off on a SLUP and four variances on March 14. The 0.3-acre lot is zoned C-1.

A traffic impact study completed March 15 indicates the future Chick-fil-A site will be accessed by a right-in only driveway on Rosser Terrace and one full-access driveway along Dillard Street.

The report indicates that after reviewing capacity, turn lanes and a queuing analysis, the proposed Chick-fil-A is not expected to adversely impact traffic.

“Based on the results of the trip generation assessment prepared by Bowman Consulting, the proposed development is expected to generate a total of 261 trips during the morning peak hour and 285 trips during the evening peak hour. It is anticipated that during the morning peak hour 128 of these are existing trips, the remaining 133 are expected to be primary trips. During the evening peak hour, it is anticipated that 143 are existing trips and 142 are new trips,” the report states.

A right turn lane is warranted at the eastbound approach of the intersection of Hugh Howell Road and Rosser Terrace, according to the report.

Chick-fil-A is expected to come before the Tucker Planning Commission on April 21, followed by a first read at the city council meeting on May 9 and second read on June 13.
